Pricera: the pricing signal engine behind your vacation rental

Pricing a vacation rental is not a one-time decision. It changes with the day of the week, the season, local events, the weather, how far in advance the booking is made, and how many nights are left in a gap between two existing bookings.

Pricera is HemmaBo's pricing layer for the direct-booking path. It has three connected jobs: protect the host's floor price, calculate quotes from the property's own price matrix, and surface rule-based pricing signals so the host can make better decisions without handing control to a black box.

Function 1: Floor price protection

The floor price is stored in HemmaBo's smart-pricing configuration as the minimum nightly price the host is willing to accept. HemmaBo uses that value as a boundary in booking flows that read Pricera.

If a direct-booking request sends a negotiated nightly price below the floor, the request is rejected. If the effective standard nightly price falls below the floor in the HemmaBo booking path, it is raised to the floor before the booking continues.

This protects HemmaBo direct bookings. Pricera does not control prices inside Airbnb, Booking.com, or another external marketplace unless that marketplace is reading a HemmaBo-controlled source.

Function 2: The property price matrix

The standard quote comes from the property's configured price matrix: seasons, guest tiers, weekday and weekend rates, and optional week or two-week package totals.

There is no universal discount rule forced across every property. If a 7-night or 14-night package total is configured for one season, the booking calculation can use that exact package total. Otherwise it sums the nightly rates from the matching season and guest tier.

If season-gap fallback is enabled, dates outside a configured season can use the nearest configured season instead of failing the quote. That keeps pricing explicit and traceable instead of guessed.

Function 3: The signal engine

Every hour, a scheduled HemmaBo job triggers Pricera's signal engine. The engine processes properties with completed Pricera setup and calculates recommendations for the next 90 days.

• Weekends - +10% on Friday and Saturday nights
• Public holidays - +15% on confirmed holiday dates
• Local events - +6% to +30% depending on event strength
• Weather signals - +5% for strong warm-weather demand signals, -5% for cold-weather drag
• High season - the host's configured percentage for peak periods
• Gap-fill - a reduced-rate recommendation when a short gap can be filled
• Last-minute - -8% inside the host's configured last-minute window

The engine skips dates that are already booked, blocked, or temporarily locked. For open dates, it stores the base price, floor price, recommended price, and the signals that were applied.

These are recommendations, not automatic price changes. The host still decides whether to adjust prices in the dashboard.

How this compares to external pricing tools

External dynamic pricing tools can be useful when a host wants pricing pushed across multiple marketplaces. They may require a separate account, separate channel integrations, and tool-specific automation rules.

Pricera has a narrower and more direct job: protect and inform the HemmaBo direct-booking path. It does not push prices to Airbnb or Booking.com. It gives HemmaBo direct bookings floor-price protection, traceable quote calculation, and rule-based pricing signals without making the host surrender final price control.

For hosts who want full marketplace-wide automation, a separate dynamic pricing tool may still be useful. For hosts who want their own direct-booking channel to have a protected floor, traceable quotes, and pricing signals included in the HemmaBo setup, Pricera is already running.
