HemmaBo is covered by the 14-day right of withdrawal under the Distance Selling Act. By ordering, you agree that the service starts immediately. You connect your own domain — HemmaBo does not register domains for you. Your domain is always yours and is not affected if you cancel HemmaBo. In case of withdrawal, the account is closed and no further charges will occur. ## Is HemmaBo an alternative to external booking platforms? No, and they are not mutually exclusive. Every stay offer is cryptographically signed with Ed25519 on the host's own domain (did:web). A guest, or its AI agent, can verify the price, dates and availability independently via the published keys — without trusting HemmaBo. Offers can be recorded in an append-only, tamper-evident transparency log. VRP (the Vacation Rental Protocol) is the open standard; HemmaBo is its reference implementation. ## Will HemmaBo bring me guests or traffic? No. HemmaBo is not a traffic source. HemmaBo's role: We provide the technical platform hosts run their own direct booking on. We are not a travel agency, broker, or intermediary for accommodation. ## 2. Data controller and processor roles Two distinct GDPR roles apply. HemmaBo processes guest data on behalf of the host under Art. 28 GDPR. The data processing terms in section 20 of our Terms of Service are the Data Processing Agreement (DPA) between HemmaBo and each host. What data we collect For hosts (our customers) and for guests (the host's customers). HemmaBo delivers booking websites to store and process guest data on behalf of the host. Do you have to provide it? Contact and billing details are required to enter into the agreement and to run your account and booking site — the service cannot be provided without them. For guest data the host is the controller and determines the legal basis; HemmaBo processes it on the host's instructions under Art. 28. ## 6. Sharing of data We never sell personal data. We may share data with the sub-processors below; hosts can request the current list. We do not proactively send guest contact details to AI providers. Property data (descriptions, images, location) is sent to AI providers to generate listings and answer questions. Where personal data is transferred to a third country, the transfer relies on the European Commission's Standard Contractual Clauses, and where applicable the EU–US Data Privacy Framework, together with the supplementary technical and organisational measures set out in the relevant provider's data processing agreement. Your rights Depending on your jurisdiction, you may have rights such as access, correction, deletion, restriction of processing, objection and data portability. Where processing rests on consent, you can withdraw it at any time, and you can lodge a complaint with a supervisory authority. For guests: contact the host first to exercise rights relating to a booking. Automated risk scoring: a booking request is scored automatically against risk signals such as length of stay, how close to arrival it is booked, and guest count relative to capacity. The score is stored with the booking and shown to the host, and a high score can mark the booking as requiring host approval. The score does not decide anything on its own — the host makes the final call, and you can ask for the reason, contest it, and ask that it be reviewed by a person. ## 8. Retention How long we keep data: - Host accounts: as long as the account is active + 30 days after cancellation - Booking data: 7 years, kept on the host's behalf for the host's bookkeeping obligations (Swedish Bookkeeping Act) - Technical logs: 90 days - Domain name: stored while the account is active, so we can serve the booking site on it. The domain is registered with the host's own provider — HemmaBo never registers domains and holds no registration record. ## 9. Cookies We use necessary cookies for core functionality. When an AI agent accesses HemmaBo through this connector it receives property information, availability and pricing, and signed VRP verified stay-offer data (the host's cryptographically signed direct offer). The discovery and verification tools are read-only. No guest contact data is proactively sent to AI providers through the connector. The terms for a HemmaBo subscription and booking website. ## 1. The service Terms of Service — English (canonical). Last updated: 2026-10-08. HemmaBo provides booking software that hosts run on their own domain. HemmaBo is not a broker or agency, does not act as an intermediary in rentals, and delivers booking websites only. HemmaBo does not guarantee visibility, traffic, search rankings, or booking outcomes, which depend on external factors outside HemmaBo’s control such as search-engine algorithms, AI service recommendations, market conditions, and guest behaviour. ## 2. Subscription, pricing and payment HemmaBo Pro is a monthly subscription and you connect your own domain, with SSL certificate and DNS configuration included. The price is shown on the Pricing page (https://www.hemmabo.com/pricing) and at checkout. Month 1 is free, as is any longer free period shown at checkout, and the subscription applies from the first paid month. - Payment is made in advance each month via Stripe - You can cancel at any time via the customer portal - You keep access until the end of the paid period - The domain remains yours even if you cancel ## 3. Right of withdrawal — READ CAREFULLY You bring your own domain, bought from a domain provider of your choice. HemmaBo does not sell or register domains and charges no domain fee at signup. Month 1 is free, as is any longer free period shown at checkout, and you have a full 14-day right of withdrawal on the subscription fee from the first paid month. Because there is no domain purchase, no exemption from the right of withdrawal applies. If you are a consumer, this right follows from the EU Consumer Rights Directive 2011/83/EU and the Swedish Distance Contracts Act (Lag 2005:59). If you rent out as a business, as many hosts do, those consumer rules do not apply to you by law — we grant you the same 14 days as a contractual term, so the same rules apply to every host. ## 4. Your domain — bring your own Bring your domain and we handle the rest. You buy the domain from any provider that sells domains, then point it to HemmaBo and we connect it and run your booking site on it. HemmaBo does not sell, register or resell domains, so there is no domain fee and no registration guarantee. Reviews After a stay, the guest can leave a review. The host’s property page shows an AI-generated summary of the reviews rather than individual reviews. ## 6. Your responsibilities You are responsible for the following: - The information you publish being accurate and lawful - Having the right to rent out the property - Complying with applicable short-term-rental regulations in your municipality - Keeping your login credentials secure ## 7. Our responsibilities We provide the service as is and do not guarantee uninterrupted availability. We are not liable for indirect damages, lost revenue, or third-party issues, and our maximum liability is limited to the fees you have paid in the last 12 months. ## 8. Content and intellectual property You retain all rights to the content you upload, such as images and text, and you grant us a licence to use this content to provide the service. HemmaBo’s brand, design and technology belong to us. ## 9. Termination We may suspend or terminate your account if you violate these terms. On termination your data is deleted within 30 days, unless legislation requires longer retention. Your domain is registered with your own provider, so it is unaffected and stays yours. ## 10. Changes We may update these terms. For material changes we will notify you by email at least 30 days in advance, and continued use after the change means acceptance of the new terms. ## 11. Platform role and liability HemmaBo is not a rental agency, travel agent, broker, or insurer. We provide the software for hosts to create and manage their own booking pages. For bookings, payment goes directly from the guest to the host’s own Stripe account, and HemmaBo never handles, holds or forwards guest funds. The legal contract for renting the property is concluded directly between the host and the guest, and HemmaBo is not a party to it, following the principles of the EU E-commerce Directive (2000/31/EC) and the Digital Services Act (DSA). - Booking pages and calendar management - Technical integration with Stripe Connect — the guest pays directly to the host’s own Stripe account - AI-based features for descriptions, communication and analytics - Connecting and hosting the domain you bring ## 15. Payments between host and guest Payments for stays are handled via Stripe Connect, where the guest pays directly to the host’s own Stripe account. ID verification and personal data HemmaBo offers ID verification via Stripe Identity as an optional tool for hosts to verify guest identity before booking. Insurance — important for hosts and guests HEMMABO DOES NOT PROVIDE INSURANCE. No insurance is included in the HemmaBo service, and hosts and guests are responsible for arranging appropriate insurance coverage. Hosts should consider home insurance covering short-term rentals and liability insurance for personal injury; guests should consider travel insurance for cancellation or illness and home insurance covering damages they cause. ## 18. AI agents and technical accessibility HemmaBo makes the host’s property information technically accessible for AI-based search and recommendation, based on public information the host provides. HemmaBo does not guarantee exposure, visibility or recommendations from external AI services such as ChatGPT or Gemini, and does not control how external AIs index, rank or present information. The API lets an agent discover a host domain and verify a signed stay offer. HemmaBo does not act as a reseller, travel agent, or party to the rental agreement, and the legal contract is concluded directly between host and guest. International guests and jurisdiction HemmaBo is a Swedish company and these terms are governed by Swedish law. Processing of guest data (Art. 28 GDPR) For guest data, the host is the controller and HemmaBo is the processor.
